Property Description

Properties of this CHARACTER & CHARM rarely appear in today’s market - you can own a large part of a 19TH CENTURY PALACIO situated in the town of Teba in the lake district of Guadalteba. This historic townhouse best displays it’s HERITAGE through the architectural details; original decorative tiled flooring throughout, not to mention it’s HISTORIC SIGNIFICANCE. More than the sum of it’s parts, it is A GORGEOUS TAPESTRY FLOURISHING THE RICH HISTORY OF TEBA going back to the Romans and including EMPRESS EUGENIE OF FRANCE and the MARQUISES OF GRENINA; all still standing.

With new bathrooms, kitchen, central heating, plumbing and electrical connections, tv & internet and new terrace and pool, it covers 360m2. Rooms feature painted Art Nouveaux fresco ceilings, original Goyesque hand-carved doors, plaster cornice-work and quality bevelled glass. The house has 3 bedrooms with space for a further 3-4 with en-suites. The ground floor has 1 bedroom, a reception and hallway. The marble staircase, featuring Siglo XIX iron balustrades, leads to a beautiful reception. To the right we come to the dining area and kitchen leading out to the terrace & pool, enhanced by views to the Roman/Moorish castle, illuminated nightly. To the left we have the 2nd & 3rd reception rooms, the large lounge, 2 bedrooms (1 with en-suite) and the staircase.

To the right, we have the dining room, kitchen and utility room, 2nd bathroom and hallway. The 3rd floor gives ample space (120m2) to develop a lounge/roof terrace or an additional four bedrooms with en-suites. The balconies off the master bedroom and the lounge afford marvellous views of the local fiestas.

One fiesta attracts international attention, celebrating the sacrifice made by Scot, Sir James Douglas, who, carrying the heart of Robert ‘The Bruce’ King of Scots, died defending the town from the invading Moors.*

Another festival of note would be that of the Teba Artisan Cheese Festival in October - free and attracting aficionados for 12 years, it represents the culmination of centuries of craft from over 50 daries across Andalusia, presented throughout countless tastings, workshops, tours and more.

Offering the best of both worlds and nestled in an area of outstanding natural beauty, Teba is renowned for country walks through the mountains, woods and lakes of Guadalteba, all acting as popular sites for bird watchers. Cycling teams use the area for training and hang-gliders use the mountain shelf to the West as a launch site. The mountaineering region of El Chorro is very close-by. We also have (20 minutes) the Caminito Del Ray attracting 1000’s per year - originaly opened by King Alfonso XIII in 1921; quick and easy access to the coast and skiing resort of Granada; minutes from the lake district; 40 minutes to Ronda, 45 minutes to Malaga Airport and 1 hour to Marbella.

This property offers an opportunity to capitalise on Spain’s largest growth market - rural Spain is attracting more visitors to outdoor pursuits yearly. While other sectors close for the majority of the year, this is a year-round venture. This area of tourism has the largest sector growth p.a. since 2012. This property would also be suitable for conversion to a sizeable B&B/boutique hotel.

*Sir James Douglas, carrying the casket containing Bruce''s heart, sailed to Spain where Alfonso XI of Castile was mounting a campaign against the Moorish kingdom of Granada. According to John Barbour, Douglas and his companions (including Sir William de Keith, Sir Simon Locard, Sir William de St. Clair of Rosslyn and the brothers Sir Robert Logan of Restalrig and Sir Walter Logan) were welcomed by King Alfonso. In August 1330 the Scots contingent formed part of the Castilian army besieging the frontier castle of Teba. Sir James and most of his companions were killed. The surviving members recovered Douglas'' body and the casket. The heart, with Douglas'' bones, were returned to Scotland. Today a memorial plaque and statue in Teba honour this.
